The customer is responsible for theft, vandalism, and damages to portable toilet rentals that do not occur as the result of normal wear and tear.
Common damages include:
- Graffiti
- Vandalism
- Arson
- Theft
- Hit & run
- Lightning
- High winds
- Flood
Damage Waiver
Mr. John also offers a damage waiver program to our customers. Enrollment is easy and available for all single unit portable toilet rentals.
Insurance
Rental units are not covered by insurance. The customer is responsible for losses from the time the unit is delivered until it is returned.
The insurance coverage is as follows:
- All Risk Physical Damage – full value of unit.
- Comprehensive General Liability and Property Damage with minimum limits of $300,000 each occurrence or $500,000 aggregate or single limit coverage of $1,000,000.
- The customer’s insurance carrier must send a Certificate of Insurance indicating that Mr. John is an Additional Named Insured.
How to remove porta potty graffiti?
- Add sand or pumice powder to the graffiti removal chemical or other cleaning agent.
- Use a scrubbing brush to clean the affected area.
- Rinse with water.
- Note: This cleaning method may leave scratch marks on the walls.
What happens if a porta potty falls over?
Consult your agreement. If there are damages to the portable toilet rental, notify Mr. John immediately.

For Construction, Seasonal, and Long-Term rentals, service is provided weekly.
For Special Event, Single Day/Weekend, and Wedding rentals, service will be performed when units are at 1/3 tank capacity.
Service includes:
- Pumping or evacuating the effluent from the portable toilet receptacle into the truck holding tank
- Recharging the portable toilet receptacle
- Cleaning the interior of the portable toilet by scrubbing with brushes and towel drying
- Providing toilet tissue
- Performing minor repairs to the portable toilet as needed
Effluent is disposed of at licensed and approved disposal sites.
For Construction, Seasonal, and Long-Term rentals, each weekly serviced toilet unit can accommodate 10 workers (working a single 40-hour shift).
For Special Event, Single Day/Weekend, and Wedding rentals, each unit can accommodate approximately 200 uses with four (4) hours between uses before service is required.
The Americans with Disabilities Act requires that 5% of all units ordered be wheelchair accessible, or a minimum of one per each order.

Construction, Seasonal, and Long-Term rentals are portable sanitation facilities placed on sites or locations that require regularly scheduled service.
Special Event, Single Day/Weekend, and Wedding rentals are portable sanitation facilities placed on a site on a short-term basis that require irregular or on demand service.
Health Benefits
Portable sanitation provides sanitation facilities where sewer and water hookups are not conveniently available, enhancing the health and environmental factors associated with a project or event.
Environmental Benefits
Portable sanitation conserves water by using only 6 gallons of clean water to contain the 30 gallons of waste generated by a 10-worker crew during one 40-hour workweek. The same personnel, using conventional water flush toilets, could waste up to 2,500 gallons of clean water needed to carry away the 30 gallons of waste they generate.
Construction Benefits
Portable sanitation provides significant labor savings by minimizing lost labor time associated with leaving a job site to use toilets. The average time needed to make an offsite restroom usage is 7 minutes including travel time. In “Provision of Sanitation Facilities at Construction Sites,” a study done by the University of Missouri-St. Louis, contractors earned an 850% return on their investment in portable toilet facilities.

Special Event, Long-Term Benefits
Portable toilets are an ideal solution for where permanent restrooms are not feasible or to supplement their use. Temporary restrooms help eliminate the costs associated with building and maintaining permanent bathroom facilities.
At outdoor events, portable toilets in adequate numbers will generate revenue for event organizers because spectators will stay longer.
For a single day or weekend event, temporary restrooms can help accommodate guests at outdoor parties and minimize traffic inside the home and alleviate stress on septic systems.
If a service driver is unable to access a unit, he/she will call Mr. John’s customer service department immediately.
Customer service will ask the service driver a series of questions that will guide him/her through the appropriate steps before he/she can leave the site:
- What is preventing you from servicing the unit?
- Is there anything you can do to correct the problem at this time?
- Did you talk to anyone at the site?
- Did you call the site contact and customer contact?
- Can you move on to the next stop and come back to service the unit later?
- Did you do a walk-in service?
- Is there any way to prevent this problem from occurring again in the future?
If customer service deems that the driver is unable to complete a full service, they will give the driver permission to leave the site.
Customer service will record the service driver, stop, reason, and time in a report.
The route manager will review the report and will schedule all missed services to be completed within 24 to 48 hours.

Tri-Boro FAQ’s
Mr. John office trailers are equipped with security screens and lock bars.
Mr. John office trailers with bathrooms have a water supply and sewer line stubbed out through the bottom of the unit. We provide stub out only, no “T’s” or harnesses. The water supply is ¾” and the sewer line is 3”.
- Removal of signs and notices attached to the interior or exterior.
- Avoid using tape because it will damage paneling, resulting in damage charges
- Holes in floor, interior/exterior walls.
- Damaged floor tile replacement.
- Replacement keys because keys are not returned.
- Replacement of damaged woodwork, trim and siding.
- Replacement of severely damaged exterior doors.
- Repair of HVAC filter because filter is not replaced monthly.
Mr. John will obtain any necessary hauling permits. All fees and any other permits are the customer’s responsibility.
Please call our office at 1-800-427-4089 before making any modifications to avoid damage charges. All modifications must be approved by Mr. John management.
The unit is not covered by insurance. You are responsible for losses from the time the unit is delivered to you until it is returned to Mr. John. We recommend providing a week notice for any pick-ups to ensure the trailer is picked up on time. The trailer must be empty, unhooked from all utilities, and accessible, otherwise it may result in a false trip charge.
Mr. John offers next-day delivery on all available equipment. It is recommended that customers give one week’s notice for standard deliveries.
We recommend that all office trailer rentals include steps, block & level, and tie down service. In addition to these standard options we offer skirting for long term rentals and sales trailers, as well as tables and chairs for lunch rooms, training rooms, and change trailers.
Yes. All trailers have either air conditioners and baseboard heat, or an HVAC system.
We recommend that customers refrain from moving office trailers on site with their own equipment because they are responsible for all damages that could occur.
Yes, Mr. John offers both freshwater and wastewater systems, as well as pumping services.
No. Rental units cannot be hauled using customer equipment due to insurance requirements and liability.
It is Mr, John’s policy that we use only our own trucks and employees to deliver and place our trailers.
Obtain any necessary permits, and provide a level and obstacle free site.
All units have a main power panel that is stubbed out through the bottom of the unit. Each is pre-wired, eliminating the need for any internal wiring. The main breaker in sizes 8’ wide office trailers will require a 60 amp service with a voltage of 220. The main breaker in sizes 10’ & 12’ wide office trailers will require a 100 amp service with a voltage of 220. A certified electrician is required to connect electricity. Customer is responsible for any damages incurred.
Some of our trailers are built with them. If a trailer does not have phone or data receptacles we recommend a certified technician install them to avoid improper install. Please call our office at 1-800-427-4089 before making any modifications to avoid damage charges. All modifications must be approved by Mr. John management.
All Mr. John construction, office, and restroom trailers are cleaned and inspected by a qualified Mr. John employee before delivery. The customer is responsible for regular cleaning and maintenance in order to return it in the same condition it was delivered.
Mr. John is able to service A/C’s for an additional service fee.
All A/C units are inspected, cleaned and all filters replaced prior to delivery. The customer is responsible to change all filters monthly to prevent problems with the A/C operation.
